The development of residential apartments in the City Centre continues, with the submission of a planning application for a 21-storey residential tower which forms the next phase of the New Bailey in Salford.  

The scheme on the banks of the Irwell will do much to lift the area and does make good usage of the waterfront location. 

The question is how will it effect the dynamics of city centre.  Yes it is in close proximity to Spinningfields and the associated amenities and yes there is going to be a gym within the scheme.  

Is this all you need though and what will happen to the housing density if we continue to flood the city centre with high rise residential developments.
